Location accounts for a large part of the value: transport links, local amenities, the look of the street and local demand all have an influence.
Living area, plot size, layout, technical condition and energy performance also carry weight. Recent renovations add the most value when they have been carried out properly and sustainably.
A reliable valuation combines comparable sales with an on-site visit. Online tools are useful as a first indication, but they are no substitute for local expertise.
