How accurate is an online valuation?
The valuation starts from real asking prices of comparable properties in your area and adjusts for size, condition and EPC rating. It gives a good indication, but does not take into account finish, orientation or exact location. An estate agent assesses those on site.
Does a valuation cost anything?
No. The online valuation is free and you don't need to create an account. A first valuation by an estate agent via Find an estate agent is also free of obligation.
Why does the valuation differ from my neighbours' price?
Every home is different: renovations, garden, parking and the condition of the roof and installations all affect the price. Asking prices are also not sale prices; after negotiation, the sale price is often slightly lower.
