Start with a technical survey and distinguish between safety, the building envelope, building services and cosmetic finishing. Safety and weathertightness always come first.
Have the big items costed separately: roof, windows, insulation, heating, electrics, plumbing, kitchen, bathroom and floors. Ask for quotes with the same scope so that comparisons remain meaningful.
Allow a contingency for hidden defects and price changes. In older homes, asbestos, damp, pipework and structural issues can cause unexpected extra costs.
Plan the work in the right order. Demolition, structural work and services come before plastering, flooring and painting. That way you avoid doing work twice.
Look beyond the investment itself to energy savings, comfort, maintenance and the effect on future sale or rental value.
