Renting a home: rights, costs and what to look out for

What should you check in the tenancy agreement, the inventory and the rental deposit?

Before signing, read the term, notice rules, indexation, shared costs and maintenance arrangements. Anything agreed verbally is best put in writing.

The check-in inventory must be accurate and drawn up jointly by both parties. Photos, meter readings and a record of existing damage help avoid disputes when you move out.

Ask for a clear overview of fixed and variable costs. Also check the EPC, the type of heating and average energy consumption so you can estimate your total monthly budget correctly.

The rental deposit is lodged according to the applicable rules. Never pay a deposit without a contract, without verifying the landlord and without a clear handover of the keys.

Report defects promptly and in writing. Minor maintenance is usually the tenant's responsibility; structural defects and normal wear and tear are generally down to the landlord.
